We appointed Bath Leasehold Management (BLM) in July 2020 as the managing agent for a thirteen-apartment block located in Central Bath, following a disastrous experience with a rival firm. Taking responsibility for any property is an increasingly complex undertaking, especially if the property is spread across four separate addresses, as is the case with our block. Multiple leaseholders, tenants and the actual freeholder all have to be accommodated and appeased on a constant basis, and it requires considerable management and communication skills to satisfy each entity simultaneously.

As a Director of the building's Right to Manage company, it is comforting to know that all the fundamental legal requirements are now in place, including essential insurances, agreed budgets and documented (Board) meetings. Within the first year, Bath Leasehold Management have successfully implemented the requisite processes and procedures required to form a solid platform on which to maintain and improve the property.

We are now embarking on the next phase of the project, which includes a review (and replacement) of the various suppliers that service the building, plus a comprehensive redecoration schedule extending over the next twelve months. None of these projects would be possible without BLM securing the approval of all stakeholders via continuous communication, transparent budgeting and constant project management.

In an industry that has a deserved reputation for failing to deliver on its obligations or promises, Sarah Dedakis and her team have successfully eroded my considerable cynicism, and they have become integral to the wellbeing of the property itself, the owners' interests and the tenants living conditions, not forgetting the freeholder.

In truth, I never ever thought I could write such a genuine testimonial about a property management company, but Bath Leasehold Management has transformed my perceptions and demonstrated that an honest, open and reliable management company does indeed exist.
